Create kerb appeal
Your house might be stunning inside, but the first thing potential buyers will see when they come for a viewing is your garden, driveway and so on. Cut the grass, get rid of any weeds, and consider putting up a few hanging baskets to make the property look well cared for and attractive – it not only increases the value of your home, but might well keep you on the better side of the law.
Kill the clutter
It doesn’t matter how spacious your house might be in terms of square footage if everything is buried under clutter. Potential buyers need to be able to see themselves living in the house, so choose a quick method to declutter personal items like photographs and mementoes – and make sure that all surfaces and floors are clear.
If you don’t have the time to scrub every inch of your house, pay a professional cleaner to go over it from top to bottom. This will make the property much more fresh and appealing, regardless of size or location.
Redecorate in neutral colours
Selling a house is no time to indulge your love of leopard print or bright colours. Freshen the whole place up with a couple of coats of magnolia coloured paint, and add any colour with a few subtle accessories. Choosing neutral colours in the three most important areas of your home – kitchen, bathroom and garden – allows potential buyers to imagine how they might put their own stamp on the property.
Consider applying for planning permission
Do you have an attic, or a reasonable sized garden? Apply for planning permission for a loft conversion or a conservatory, and you have a major selling point on your hands. You could even use this as a means of increasing your asking price, so this is well worth looking into.
Sell your property online
Gone are the days when you have to rely solely on your local estate agent to sell your house. Sites such as Goodmove allow you to change hands with your home quickly and efficiently. Or, you could also advertise your home on less specialised sites like Gumtree, or even eBay!
Has the handle on the bathroom door been broken for a while? That’s the sort of small detail that can put off buyers, so go around the house and assess any repairs like this that need to be done. Clear out the gutters, clean your kitchen cupboards, tidy the garage and make your windows sparkle – there is no detail too small when it comes to showing your house in the best possible light.
With a little planning, you can make your house sell in no time – and for a decent profit too. You don’t have to spend a fortune to make your property look great, all that’s required is a little attention to detail and a bit of
