Investing in buy-to-let holiday property has become a national craze in the UK over recent years and shows no sign of abating. This often comes with the risk of poor standards, corruption and uncertain markets, but alpine ski property is a notable exception — especially in Austria, where standards are high.
Austrian Ski Property
As long ago as 2008, the website This Is Money observed that "Austria offers the same quality of skiing in high-altitude resorts as in the French Alps, but properties are 50% cheaper". The market is even better now, through a combination of the pound's strength against the euro and the government's shift away from its traditional protectionism. Foreign investment is now encouraged with generous tax breaks.
While neighbouring Switzerland struggles to attract investors, the number of Britons investing in Austrian ski property rose by 22% in 2014. They're attracted by an exchange rate offering British investors a saving of around £20,000 on a €400,000 investment, as well as the booming Austrian tourist industry.
In the prime ski region of the Tirol, visitor numbers from November 2014 to April 2015 increased by 4%, according to the Tirolean tourism office. The key German and UK markets both increased strongly, while the growing Chinese market shot up by a massive 54.7%, and investors reported excellent rental returns.
The Mountain Spa Residences
Anyone who wants to find out more about alpine ski properties in Austria is certain to be interested in the Mountain Spa Residences, a new luxury aparthotel being built by Kristal Spaces in the Tirolean resort of St Anton. Given an 85% rating by welove2ski, St Anton is a magnet for tourists not only for its famous expert slopes and lively après-ski, but also for a wide range of skiing and many family-friendly facilities. The alpine scenery is equally stunning in summer, attracting hikers and other summer visitors.
The Mountain Spa Residences offer both alpine charm and luxury, in a quiet location with spectacular views across the valley. The sumptuous apartments are designed by leading designer Köck & Bachler, and the complex has restaurant, bar, swimming-pools and spa. Management is by a local family with generations in the hospitality industry, and personal touches range from an airport pick-up service to fresh flowers on arrival.
A Great Investment
Even these days, it isn't often that ski property like the Mountain Spa Residences comes on the market. With prices starting as low as €496,500 and high demand all year round, you can be sure of a healthy return on your investment without having to do anything at all yourself after the initial purchase.
