The building was built in 1905 and was completely renovated to a high standard in 2000, the roof was developed and the two penthouse apartments in 2005. The building is extremely well maintained as is evident in the communal areas. There are no known repairs needed in the near future.
The Rigaer Straße is in one of the most popular residential districts of Friedrichshain. The local district is known as the `Samariter kiez`; kiez is a term that is affectionately given to pockets with their own facilities and atmosphere. Rigaer Straße and the surrounding streets form a network of attractive streets, with bars and independent shops. These have been gentrifying rapidly over the last few years as more of the large old apartment buildings are renovated to a high standard.
The area is popular due to its central location, 4 kilometres east of AlexanderPlatz, the attractive streets, increasing nightlife including that on Simon Dach Strasse which is just a short walk away and the transport links. The U Bahn at Samariter Str, the U Bahn and S Bahn at Frankfurter Allee along with the shopping facilities at the Ring centre are each 5 minutes walking distance away.
To the north is a major redevelopment area, with a major Conference hotel, lofts, apartments and modern town houses being developed.
Friedrichshain (Administrative district Friedrichshain-Kreuzberg)
No. of residents: 105,300
Area: 9,8 sq. km.
The district of Friedrichshain has become a popular place for younger residents to move to due to its relative central location and its lively youth and culture scene. The average age for the Friedrichshain-Kreuzberg district is 37. The southern boundary is formed by the river spree and is marketed as a media based centre. So far it has attracted MTVs central European head quarters and Universal Studios, nearby the cities largest multi-functional arena is being developed by the Anshutz Group, the same corporation that has taken over Londons Millennium Dome. The restored Friedrichshain Park to the north of the district is one on the cities oldest and finest.
A varied district with several compact areas that have transformed over the last five years to become ‘in’ locations with the ensuing new bars and niche shops, followed by increased levels of luxury renovation. Over two thirds of the buildings are over 50 years old. Large sections retain the strong block based development form developed speculatively at the turn of the century. More central areas were ed to the post war redevelopment euphoria that started in the centre at Alexanderplatz and marched out wards. This includes the impressive boulevard of the east, Karl-Marx Allee, a unique 120 metre wide street of German socialist- realist architecture similar to the ornate Moscow style architecture of the same era.
