Located in the south-west of the country, the Poitou-Charentes region comprises four departments: the Charente, the Charente Maritime, the Vienne and the Deux-Sèvres. Whilst the Charente is inland, it does benefit from a climate driven by the Atlantic Ocean. This has a moderating effect resulting in warm (sometimes hot) summers and cool winters.

The Charente offers great value for money. Prices are generally low compared to other areas in France popular with overseas buyers and the property market remains buoyant. There are extremely good transport links to the area, with six accessible airports, the TGV and motorway connections back to the UK.

Most famous for the Cognac, the region has a host of other attractions – unspoilt countryside, beautiful rivers, spectacular beaches, imposing castles, music and film festivals, fishing, boating and so on.

Properties in the Grande Champagne (near Cognac) and along the river between Cognac and Angoulême are in high demand due to the beautiful scenery (rolling vineyards and fields of sunflowers). Prices are lower further from the river Charente, where the landscape becomes more agricultural.

The riverside market town of Jarnac, between Cognac and Angoulême, and the surrounding villages offer some beautiful properties at great prices. A small townhouse in Jarnac can be bought for about 100,000 euros, a larger 4 bedroom village house nearby for about 220,000 euros and a large manor house with outbuildings and land near Cognac for about 450,000 euros.

Demand is higher for fully renovated older properties with buyers understanding the time and cost involved in undertaking renovation work. For those wishing to undertake renovation work. Charente properties start at around 50,000 euros and those wishing to build from scratch can find building plots for about 15 euros per square metre.
